HVAC system
Real talk. My mom spent that much on her first new car; my grandparents spent 1/3 on buying land and building a house. I got heat for 110m2.
I got a new one a couple years ago. Was like $25k. That wasn’t even with all the top of the line options either.
And it's probably only $5000 worth of parts.
I kinda count that as house expense - if I didn't have this house, I wouldn't have had to replace the HVAC, windows, etc. so to me it just compounds on the purchase price of the property itself.
