I’ve started investing in ETFs (S&P 500) but wonder if it would be better to buy a property instead and put it to rent.

I’m in my early 40s and I plan to regularly invest in this and similar worldwide ETFs in the next 25 years, as complement to my public pension.

A coworker told me he saved money to buy a house and put it to rent. He can always move in if he wants and it gives him a stable source of income per month. I don’t know how much.

I don’t know if investing in ETFs in wiser here: on one hand I want a quiet life and now I simply work and the money gets invested automatically once per month. I’ve never been a landlord and I wonder if the learning curve would be too steep. Furthermore, I don’t believe I want to be a landlord. Ain’t it too stressful?

Repair costs have skyrocketed in the US too. Like professionals are really expensive. I had a client that had his old duplex he rented half out on have his old fusebox/breakers break for the upstairs, (it was really fucked they rigged the breakers downstream of the fusebox that was built around 1900.)

But it's just wiring in a new breaker box to the existing wires. He got quoted like 15 to 10k for the repair. I gave him a company that did it for 6k, but still, he's a great guy and renting out the place for way way below market rates, retired from a tradesman job, that's near an entire year's rent just for that repair, and he had others.

That is one example, but if in a city especially, rental codes and permitting can be very ruthless and unforgiving. Rental inspectors and permit inspectors have been known to give out hundreds of thousands of dollars worth of repair demands, you have to use pro's because it's rented, and they often only give you like a month to do it, you can get an extension but they start fining you after.

ETF's I wouldn't do though, the market is overvalued and due for a major downturn. Plus you are patronizing the worst people in the world.
